Why High Pressure Power Washing Can Damage Your Roof Shingles

Why High Pressure Power Washing Can Damage Your Roof Shingles

High pressure can strip granules, lift tabs and push water under shingles. Here is why soft washing is the safer way to clean a Cape Coral roof.

Yes, it can. High pressure power washing is one of the most common ways a roof gets damaged during a cleaning. The spray can strip the protective granules off asphalt shingles, lift the edges of tabs and push water under the roof surface. A low-pressure soft wash removes the same black streaks without that risk. Here is what happens, and what to do instead.

Why do roofs in Cape Coral get black streaks?

The dark streaks on shingle roofs are usually algae. Southwest Florida has the heat, the humidity and the long wet season that algae needs to thrive. It starts on the shadier slopes, then spreads downhill as rain carries it along. Homes beside canals, or under tall trees, tend to show it sooner.

At first the streaks are mostly a look problem. Over time, though, algae can hold moisture against the roof, and heavy growth makes a roof look older than it is. That is why so many owners start searching for someone to clean it. The real question is how the cleaning is done.

What does high pressure do to asphalt shingles?

Asphalt shingles are covered in small mineral granules. The granules shield the asphalt from sun and help the roof shed heat. A strong jet of water knocks them loose. You may see them afterward in the gutters or in a small pile at the foot of a downspout.

These are the main kinds of damage:

  • Granule loss. Bare spots wear out faster in strong Florida sun.
  • Lifted or bent tabs. Water can catch the edge of a shingle and break its seal.
  • Cracks and gouges. Older, brittle shingles are the most at risk.
  • Water under the surface. A spray aimed upward goes beneath the shingles, toward the nails and the underlayment.

The damage is not always visible on the day. It tends to show up months later as a leak, a stain on a ceiling or a roof that needs replacing sooner than expected.

Why does water get under shingles?

A shingle roof is built to shed water that falls from above. Rain runs down the slope and over each overlapping layer. A pressure washer sends water in every direction, including up and sideways. At close range, that water can slip under the edge of a shingle and reach places the roof was never designed to handle.

Roofs here already deal with wind-driven rain during summer storms and through hurricane season, which runs from June 1 to November 30. A roof with weakened seals or missing granules has less to fall back on when the next storm arrives. Wet insulation and mold in an attic are slow, hidden problems that cost far more than a roof cleaning.

Signs that a wash may have hurt a roof include:

  • Granules collecting in the gutters or on the ground.
  • Shingle edges that look curled or raised.
  • Bare, dark patches that were not there before.
  • New drips or stains on a ceiling after the next rain.

If you notice any of these, call a roofer to look at it.

Can pressure washing void a roof warranty?

It can. Many shingle manufacturers say in their care instructions that pressure washing is not recommended, and some say it can affect warranty coverage. The rules differ by brand and by product line, so read yours or ask your roofer.

Insurance is another point. If a roof leaks after a wash done with the wrong method, an insurer may ask what caused the damage. A cleaning company that uses soft wash methods and carries insurance puts you in a better position than one that does not. Always ask to see proof of insurance before anyone climbs onto your roof.

What about tile and metal roofs?

Many Cape Coral homes have concrete or clay tile roofs. Tile is tougher than shingle, but it is not safe from high pressure. A hard spray can chip the surface, wash away the colored coating on concrete tile and drive water into the gaps between tiles. Tile can also crack if someone walks on it the wrong way, so experience matters.

Metal roofs are less likely to be dented by water, but a strong spray can still force water into seams and flashing, and harsh methods can mark the finish. For all three roof types, a gentle method is the safer choice.

What is soft washing and how does it work?

Soft washing cleans with a solution instead of force. The crew applies a cleaning mix to the roof at low pressure. These mixes are usually bleach-based, with a soap added to help them cling. The mix sits for a short time and kills the algae, moss and mildew. A light rinse follows. The water pressure is close to that of a garden hose.

A careful crew also protects what is below the roof. They wet down plants before and after, cover delicate fixtures and keep runoff away from storm drains and canals where they can. The roof is never scrubbed, scraped or blasted.

Dead algae often fades over a few weeks with sun and rain, so the roof keeps getting cleaner after the crew leaves. If streaks come back quickly, ask your roofer about zinc or copper strips near the ridge. As rain runs over them, the metal helps slow regrowth.

How do you choose a safe roof cleaner?

Ask a few plain questions before you book:

  1. Do you use soft washing on shingle and tile roofs?
  2. Do you ever pressure wash the roof surface itself?
  3. Can I see proof of insurance?
  4. What will you do to protect my plants and outdoor fixtures?
  5. Is the quote in writing, and what does it include?

If the answer to the second question is yes, keep looking. Be careful with anyone who asks you to sign up on the spot or gives a price with no detail. And do not climb up there yourself. A damp roof is slippery, and falls are a real risk.
